If prep work seems overwhelming, it may be time to hire an organizer or a stager to give your home a competitive edge. According to the National Association of Realtors, professionally staged homes achieve a 6 percent to 20 percent higher sales price and sell 88 percent faster. Realtors and staging professionals can advise on how to best showcase your home to attract your target audience. Staging a home is different than decorating a home. Interior design is all about putting your personal stamp on a home—staging is the opposite, it involves taking out the personality of the present owner so that the buyers can envision themselves in the space. It is important to remove the sellers’ emotions from the process. Staging also highlights the home’s best features, while minimizing flaws. Realtors are in agreement that staging is important and worth the investment, especially in today’s market.

A fresh coat of paint can have a huge impact on resale value and is one of the most cost-effective ways to enhance a space. Consider painting the walls one color to create a continuous flow between spaces.

“When preparing your home for sale, it is important to look at your home as a product you are selling that needs to be marketed effectively to yield the highest return.” —Leia Ward, LTW Design.

Show off your home’s best features with strategic furniture placement that encourages flow from one room to the next. “It’s about packaging, making a great first impression. Staging is value added.” —William Raveis, William Raveis.

Kitchens and baths sell! To get your home on the must-see list, update lighting fixtures and cabinet hardware. Painting or resurfacing cabinets and replacing countertops will offer a good payback.

“Staging is about lifestyle merchandising—we want home buyers to experience the lifestyle that they could have if they were living in this property. Staging enhances the property’s beauty and features.” —Birgit Anich of BA Staging & Interiors.

The home should feel like a five-star hotel. Luxurious textures sell. Leia Ward layers in cashmere, faux fur and linen with throw blankets, upholstery and area rugs to entice the buyer.

Domus Constructors: Malachowski Project
It was impossible for our clients to resist purchasing the property on this private road in Darien. The exterior facade had not been updated since it was built in 1941 and while some interior updates were relatively recent, the quality and styling did not meet their standards. The project included an addition and complete renovation of the kitchen, and much of the first floor. Upgrading HVAC, electrical and plumbing systems were also completed.
